Harley Stine3A Falls Church listing of mine settled at Universal Title, Arlington office, on November 10, 2020. UT was Purchaser’s choice for closing but let’s face it 99% chance UT was really her Realtor’s choice. In 31 years of real estate experience, 11 years as agent and 20 as broker, rarely have I seen a Buyer actually having a title company preference. UT was okay, I guess, a little sloppy which seems to be the norm these days, in my opinion and experience. My clients, Sellers, living out of state, approximately 900 miles away, understandably opted for mail-away closing for their side of the settlement. The settlement package Seller’s received from UT 5 days before Purchaser’s scheduled signing in Arlington was someone else’s package. My clients shredded it and over night FedEx to-and-fro followed with the correct paperwork. Waiting several days post settlement, my clients having not received their wired proceeds, contacted UT reminding them to please wire their funds. Mrs. Seller was upset about receiving the wrong settlement package and the week long delay in receiving proceed funds requiring a reminder call from her. She told me that she was uncomfortable expressing any displeasure directly with UT because everyone she spoke with by phone at UT was very nice, always über pleasant. My contact with UT during the contract period was all by email. Though I hand delivered house keys, mailbox key and garage remotes the morning of Purchaser’s signing appointment for the settlement agent to pass on to the new owner when settlement was completed. I picked up my commission check in person a couple days later. At that moment I did not know my clients had not yet received their proceeds. On each of my in person visits I only interacted with the receptionist and she was very personable. I noticed a bowl of Dove dark and milk chocolate Promises conspicuously displayed in easy reach for visitors at the receptionist’s counter. I helped myself to one on each of my short visits. I think congeniality and hospitality are good but I believe accurate, complete and timely business services is more important.
