FLORIDA FAST TITLE SERVICE2We were contracted by this company to handle the mobile home portion of a closing there were performing for a client. ( subcontracted) I had multiple discussions with the owner regarding the procedures for mobile home titles as well as did research and provided forms needed for closing. She was unaware if a replacement title was also going to be needed . Although I explained the additional costs that would be involved for that replacement title, when the transactions was complete she gave me a very difficult time paying the total invoice stating that she was never told about this additional fee. The fees being charged were almost entirely additional state fees. I was disappointed with how this was handled.

I will certainly be providing Google with our written email communications where I explained all transfers and questioned your quote to me, twice and you still quoted $160. I told you I was going to pay you $300.00 at closing and it would be up to you to refund the customer because I did not think you were quoting me enough. I then received an invoice for $385, post closing. However, I did not go back to MY customer and request the additional money. Instead, as the owner, I just covered it for them. I am sure once Google reviews all, this review will reconsidered. I am sorry this didn't work, I was looking for a good Mobile Home Company to assist us with transfers. Kristina Moreta1If I could give them a 0 I would. Pretty let down by this title company. Closing was fine, communication wasn’t the best but MAKE sure you read everything you’re getting from them. They don’t go through BIG details like all the other closing companies do !!! Beware! Ive closed on a few houses now and I’ve never seen a company so sneaky to take your money. I didn’t even realize until I needed a fence, I was looking at my survey and it was from a few years back.... but I paid for a NEW survey and they showed me the survey at closing and said NOTHING about not actually getting a new one. So what did I pay for?! Mind you this wasn’t a few dollars, try 100+. Then called/emailed my contact there about this because this must have been a mistake, it wasn’t. Even my realtor emailed to try and straighten this out and they pretty much said since the survey was still valid they used it and I still was paying for it. Truthfully all I wanted was a new survey done so my yard could be flagged like it was originally supposed to be done or my money back. Even the survey company got a little sketchy when I called and asked for the receipt for MY survey. No one would give it to me... I wouldn’t recommend closing with the company, my experience was just BAD business. I also forgot about the day of closing they called and said I needed $1,500 more because someone miscounted. If I can help anyone, please choose a different title company. As you can see from their response they still do not care.
Response from the ownerI am very sorry to hear that you are so unsatisfied with our services and decided to post this review. Your closer is no longer with our company but we have the file and all email communications from before and after your closing. I feel I do need to defend this review with some facts. I do see where a prior survey from 8/9/16 was used for your closing. Your file closed in 10/13/17, so the survey was not a few years old, as your review incorrectly stated. It was recertified to you and your lender. I also see where you signed the survey copy and our survey affidavit at closing accepting the survey which clearly states the survey is dated 8/9/16. I also see in your email where your fence company told you there should be flags on the property, this is rarely done anymore, unless the corners are not property marked with an Iron Rod or unless customer requests that in advance of the survey being done. I do not see where that was requested. The surveyor correctly identified the corners with the “found iron markers”. I do not see where the fencing company would have a problem using those Iron Rods. I see in an email chain where the survey was also sent to both your lender and realtor on 10/11/18 for approval prior to your closing. Again, if anyone had told us there was an issue we’d have been glad to have dealt with it prior to the closing. We were sent an email, from your realtor, 4 months after the closing, which we promptly retrieved the file and forwarded her this same information. Again, we are very sorry that you are not satisfied with our services, however it appears we did our job and did not deceive anyone. ***In response to your recent edited review: I am sorry you feel as though we disappointed you on your closing. I’ve again pulled our file and reviewed emails to follow the trail and it appears that we were still waiting on the final figures and package from your lender on 10/12/17, you were copied on the emails and you even assisted in getting your lender to get the figure to us. It is the lender’s responsibility to give figures to the buyers and not the title company, we get the final figures from the lender, we balance with the lender, the lender then gives out the figures and we verify with the buyer the correct amount and that the buyer has the correct wiring instructions. Looking at the file, once we balanced with the lender on the 12th for your closing on the 13th, the figures did not change. The amount that was on the approved CD with the lender when we balanced on the 12th was the amount you brought to us for closing on the 13th.
